DOW Chemical Canada ULC Expansion

Proposed Development Information

DOW Chemical requested permission to rezone approximately 9.03 acres (3.65 hectares) of their 122.2 acre (49.45 hectare) parcel (Pt. SW 31-39-25-W4M) on Prentiss Road north west of the Hamlet of Joffre, from Agricultural ‘A’ District to Heavy Industrial ‘I-HI’ District. This rezoning is required to facilitate an expansion of their existing rail yard.

DOW Chemical’s current rail yard is approximately 43 acres (17.4 hectares) in size and is zoned Heavy Industrial ‘I-HI’ District. The remainder of the quarter section is utilized as pasture farmland and zoned Agricultural ‘A’ District. The application indicates the proposed facility expansion is required to meet the rail storage needs of the facilities at the Prentiss site in the future as it expands. The expansion area is located north of the existing rail storage yard.

A number of technical studies were submitted in support of the rezoning application that address traffic impacts, stormwater management, geotechnical considerations, historical resource impacts and the environmental impact. Staff have reviewed these supporting studies and have no concerns with the information submitted or the site development concept.
