Lacombe County is hosting a public hearing for updates to the Sylvan Lake Area Structure Plan.
During development inquiries in the past year, a few inconsistencies in the Plan have been noted. Further, we have heard concerns with the mandated requirement for higher density units in the forms of townhomes and apartments.
The purpose of this update is to ensure the planning policies of the Plan are consistent and in line with the community's vision for the Plan Area. The proposed updates do not change the overall intent of the plan:
- Include cabin and RV in the dwelling unit definition, to ensure consistency with the remainder of the document
- Amend the 'Multi-unit Residential, Higher Density Nodes' sections to consider multi-unit housing within a 600 metre radius of the possible and existing public access sites, rather than mandate it
First Reading to Bylaw 1389/23 was given March 9, 2023 by Lacombe County Council. See Attachment 2 for draft Bylaw 1389/23 and Attachment 3 for tracked changes of the updates.

- The Plan Area is not changing with the proposed updates - see Attachment 1 for a Context Map.
WHAT IS A PUBLIC HEARING?
A Public Hearing presents the proposed bylaw, and gives members of the public an opportunity to speak to Council about it and provide input before adoption.
Anyone wishing to comment on the proposed bylaw will have an opportunity to do so at the Public Hearing.
